Please keep in mind that it can take up to 3-5 business days to complete the application process depending how quickly we are able to verify the information you provide us with. Our leasing agent will contact you via email or phone to tell you the decision.

Each person over the age of 18 who will be residing in the property must submit their own application and pay the non-refundable $40 fee and will be required to sign the lease. We always recommend seeing the property prior to applying for the property so you can make sure it fits all your needs.

Please note that you do not need to fill out an application before viewing a property. Only submit an application on a property that you have seen

What we check:

Credit Check

Each applicant must have a credit score, as determined by a mortgage model inquiry, of 600 or greater. Must not have had any bankruptcy in the past 2 years and new credit must be established since any bankruptcy and be paid as agreed in the last 12 months. Must not have any judgements or collection accounts and no more than 2 late payments on any installment loan or credit card within the past year.

Background Screening

No occupants of the property must have a felony on their criminal record.

Rental History

Must provide 2 years of rental history, Must contain no derogatory rental information and must not have a judgement or collection account from a former landlord. No more than one late payment in the last 2 years and no payment may have been late more than 15 days. Must have given proper notice to vacate and have met all terms of your prior lease, and must not have had any unauthorized pets or occupants in the property. Must not have any prior evictions.

Employment / Income verification

Must have a minimum of 1 year with your current employer. If you were a full-time student, with no employment history, we will require a guarantor. If you are unemployed, you must provide a proof of sufficient income to qualify for the rental property, and we may have reasonable certainty that such income is likely to continue for the entire lease term. You may wish to submit copies of your most recent pay stubs or documents that confirm any other income listed in our application, such as rental property income, retirement pay, child support, etc. If you are self-employed, you must submit a copy of your two most recent Federal tax returns.

If you do not meet these requirements, a co-signer or guarantee may be required.

Do you allow felons to rent?

We wouldn’t be able to tell you yes or no without running a background screening. It depends on the felony and the severity of it. This is a case by case basis depending on the circumstance. We always have our owners' best interest in mind.

What if I need a guarantor?

If you would need to find a guarantor or co-signer, the guarantor must be related to at least one of the applicants and must reside within the state of Missouri. They must also submit an application and pay the fee, meeting all of the requirements: credit score of 600 or greater, minimum of 5 years of employment history with the same employer. They must not have any judgements or collection accounts within the past two years, may not have had a late payment on rent or mortgage within the past 12 months and no more than 2 late payments on any other reported account within the past 24 months.

Undergrad Students

We understand that some undergrad students may not have rental, work, or credit history necessary for screening. If you are a student, a parental guarantee is required. Each undergraduate student must have a separate parental guarantee.
