No, you need to send an application for a viewed property. Otherwise, we will deny your application while retaining the application fee. We understand that you may not have time to view the property. In this case, you could arrange for a friend or family member to view the property on your behalf.

It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.

You have to be at least 18 years old. You may submit your application online or come into the office to fill out a paper application. It is $40 to apply, here is what we will check during our application process: we will run a credit check, background check, check your rental history, and income verification. Please keep in mind that it can take up to 3-5 business days for an application to be processed and that our leasing agent will contact you via email or phone call with the final decision.

No, we do not accept Section 8 Housing, unless otherwise stated in the advertisement description.

Security deposit equals first months' rent. You need to pay the full amount of the security deposit and prorated rent before moving in.

Yes, you have to sign a lease online or offline by appointment. The majority of our properties come with a 12-month lease. It states the responsibilities of both sides covering the whole tenancy period. We do not offer month to month leases. On occasion, we will offer a 6 month lease during the school year, however, this is a case by case basis depending on the property.

Yes, but every roommate needs to get approval. You can do this using a rental application form. After filling out the form, pay the application fee, and wait for the screening results. Skipping any of these steps violates the lease and could lead to termination.

We have a $300 non refundable pet fee plus $25 per month, per pet, with a max of two pets per property. Breed restrictions do apply. Please contact us if you are interested in adopting a pet. You will need to sign a pet agreement.

Your rent is due on the first day of every month. We offer a variety of payment options.

Pay online. Click here to access the system. Use Tenant Login to view your account balance as well. We recommend paying via ACH payment to avoid any convenience fees.

Mail the rent directly to our office. Don't forget to indicate your address and unit number on the money order memo. Come into our office to pay via check or money order, or drop your payment in our dropbox.

Bank automation. Use auto-transfer and never miss a payment.

Please note that cash payments aren't accepted due to security reasons.

ent increases usually happen after the lease term expiration. Of course, it isn't always increased. Our analysis accounts for the property owner's requests and relevant market conditions.

Immediately call our accounts receivables department. Failing to contact could lead to an eviction.

We aren't able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. We treat all tenants equally.

If there's a need to enter the property, we'll notify you beforehand. There are many possible reasons for the entrance of managers or staff. For example, landlords may enter the home for emergency repairs. Also, they might allow insurance agents or inspectors to enter the property. But regular maintenance is preferably carried out when you aren't away from home.

Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken heater during the cold season are definitely emergencies.

To submit a maintenance request you will need to go to your tenant online portal. Remember, we handle emergencies first and you will receive an email once a technician has been contacted. It may take a day or so to complete the work order depending on the volume of work orders we need to complete before yours was submitted.

No, you would violate the lease agreement terms. It's possible to install new locks, but then you have to write a request. Wish to add extra locks? You have to bear the associated costs. Our approved contractors need to conduct the work.

Yes, all the tenants need to have renters insurance before moving in. You have to show a renters insurance confirmation before getting the keys.

If you are interested in a parking spot, please contact info@realpropertygroup.co. We manage a few different lots around campus. If you are a tenant, pricing may vary.

Real Property Group does not allow subleasing at this time. However we do offer an opportunity to re-let the property to a completely new tenants and release our tenants of liability to any such contract signed with us. There are specific terms and conditions that apply so feel free to reach out to our office to discuss opportunities to help you. Please note that we require everything to be in writing, so unless you have a specific termination letter in writing from us, your unit is not leased to a new tenant. Fees do apply.

Your move out date is your lease end date. You must vacate your property and have your final walk through completed by noon on your move out date. All keys, garage door openers, and mailbox keys that were given must be returned to avoid penalty.
